Internal & External Decorations – Cyclical Works
Project Duration:
10 Years
Value:
£10,000,000.00

After a successful 10-year partnership with the City of London, McLoughlin Decorating is proud to have completed a major cyclical decorations programme at the iconic Grade II listed Barbican Estate – one of London’s most distinctive architectural landmarks.

The scope of works included comprehensive internal and external redecoration and minor repairs to over 2,000 residential flats, including three 40-storey towers, low-rise blocks, and a number of communal spaces such as pubs, community centres and podium-level areas. In total, the estate is home to more than 4,000 residents, and our approach was tailored to minimise disruption to everyday life.

We also undertook fire upgrade works, which passed all supplier quality assurance checks, further enhancing safety across the estate.

Social Value

We’re proud that this long-term project enabled us to invest significantly in the next generation of decorators. Between 15 and 20 apprentices were trained and supported on-site, all of whom have gone on to full-time employment with us. This project exemplifies our commitment to skills development and leaving a lasting legacy.

Community Engagement

Our diverse, locally based, directly employed workforce demonstrated exceptional professionalism throughout the project, working respectfully and efficiently around residents. We received consistently positive feedback, including these comments:

“I’ve been very impressed by McLoughlin’s conduct. Everyone I encountered – whether on the podium or balconies – was polite, thoughtful and efficient. They took care not to damage any of my plants and the door and window varnishing was well done with minimal fuss. It’s a pleasure to write a positive email – I think it’s only right to acknowledge when people do a good job.”

David, Barbican Resident

“We have received very positive feedback from the House Group about the works being completed, particularly very high praise of Shaun W. Credit where it’s due – things are going well.”

Environmental Considerations

We worked sensitively around several ecologically important features of the estate. When carrying out works above the estate’s ponds, we installed temporary pontoons designed to protect both the pond lining and aquatic life, ensuring zero environmental disruption.

A unique challenge arose during a breeding season when a peregrine falcon nested on one of the tower roofs. We adjusted our work schedule to avoid disturbance, affectionately naming our feathered neighbour “Peter” – a reminder of the importance of wildlife preservation, even in the heart of the city.

Access Challenges

Given the complexity and scale of the buildings, bespoke access solutions were required throughout the contract. These included:

  • Cradles and eyebrow towers specially designed and manufactured for the project
  • Mobile elevated work platforms (MEWPs)
  • Cherry pickers and access towers
  • Abseiling from up to 40 storeys
  • Floating pontoons for pond access
  • Scaffolding

Each access method was selected based on specific site challenges, with full health and safety planning and oversight to ensure works were carried out safely and efficiently.
